It is never hard for me to come up with ten homes for my annual list. The hard part is actually narrowing it down to just ten homes. I have been tempted to bump it up a few times, but I again held it to ten this year. So, the list is indeed a curated one and in many ways also diverse. It represents the unique and solid homes we have on the island across all price ranges. The diversity of homes is truly what I love about the island market I work in. Have fun scrolling through this year’s tour.

For #10 we start in the sunny and active Meadowmeer Neighborhood. Sitting close to the border of the Grand Forest, this MCM charmer got so much attention on the market and for good reason. This house has amazing curb appeal and true MCM design still in place inside and out. Sitting on a busier road people know this house because they pass by it and admire it. This cute home saw so many showings/visits/tours it was a fun one to have on the market, but my sellers were indeed thrilled on closing day.

For #9 we head over to one of my favorite close-in neighborhoods, North Town Woods. This home was sold by original owners who had their pick of one of the best lots in the neighborhood back in 2000. The home backs to the neighborhood open space and was built by quality builder Jerry Reese. This home also has the ever-popular Mother-In-Law space over the garage. A huge addition/perk to these “smaller” Craftsman home. The original design was by The Bungalow Company. I love this house and North Town Woods Neighborhood because this is one of the most thoughtful master-planned neighborhoods on the island. The neighborhood was designed to foster community. The lots are not large, but there is ample community space and a shared park and every home has a front porch (and sidewalks) again to foster community in the neighborhood. And people use those front porches to catch up with neighbors. It’s such a good thing.

For #8 we head up to Bay Hill and this oh-so-cute home perched atop Bay Hill Road. This quintessential farmhouse charmer on a flat sunny lot got a lot of attention as we launched our listing season last year. The traditional, but very functional floorplan with thoughtful updates and designer touches really pulled at many heartstrings. I loved the big covered wrap-around porch, high ceilings and nice connection between the kitchen, family room and dining room. I also loved the custom mudroom, which was a breezeway the sellers had enclosed. It was a very busy week of showings and offers and a fun way to start off the season.

For #7 we head south to Rose Loop in the Eagledale Area. This loop saw a lot of action last year, but this home, tucked at the end of a private drive tugged hardest at my heartstrings. My seller had read a book about a woman who built her dream cottage on a little island in the PNW and it sparked a big inspiration for her. She did the same thing. She died a few years ago and I never got the chance to meet her but I really swooned over her special dream cottage. She indeed created her perfect storybook cottage. The shingles, the arched doorways, the balcony with a harbor and pasture views. I was not the only one to love this home. We saw multiple offers and a healthy escalation in sales price. A really special and heartfelt package in the Eagledale Area.

For #6 we head to the popular Rolling Bay Neighborhood. I am such a huge fan and frequent visitor of the Rolling Bay hub and neighborhood. Living walkable to Bay Hay and Feed and Via Rosa 11 is a dream for so many of my buyers. I have always loved this newer Green Built home walking distance to Bay Hay and Feed. The last owner turned the garage into a carport and the owner before installed some thoughtful landscaping, a sweet little fence and a large deck. The smaller footprint of the home lives large with an open-concept living area and tall ceilings. This home checked a lot of boxes for many buyers and did not stay on the market for long.

For #5 we head back down to the Wing Point Neighborhood to Willow Avenue. You can feel the solid and quality construction of this home when you walk through the door. The modern updates my clients added to this custom home worked well to make the home easy to live in and move-in ready. The wrap-around porch overlooks the large, flat, fenced yard with garden beds and play space. Personally, I am not a fan of living on the golf course and although this home is in the Wing Point Neighborhood and close to the Wing Point Country Club and pool it is tucked down a quite lane. One of the things I love most about it. Location plus charm are a popular combination, this home lasted only one week on the market.

For #4 we go north to Minnie Rose Lane. I love a large and sunny farm property and this listing is just that. A one-level home on 8.5 acres amongst other large properties and farms. This property also has a protected Bainbridge Island Land Trust easement on it to preserve the open space surrounding the home. I loved the Asian-style of this home and the separate wings all on the one level. From inside, the large windows overlook pastoral vistas on the property. A trail head is just off the property and there is easy access to take a walk into the forest or to the water. This rare combination of great things attracted a few buyers and it too only lasted a weekend on the market.

For #3 we stay north and move over to the east side to Hidden Cove Road. This is a home I wrote about back in 2015. The last time it was on the market it also made my list that year. The exterior-style is still eye-catching with the metal silo and the grounds are immaculate and park-like. I love a property with multiple buildings and this one has three on the 4.5 flat and private acres. This time around I really loved how the owners furnished the home and the sellers is an artist and used the art studio to work. I love his work and the set-up was impressive. This was a fun property to re-visit a decade later.

For #2 we head down to Winslow and Hawley Way. This truly is one of my favorite homes on the island. It made one of my early lists back in 2012. Since 2012 this Bernie Baker designed home has had some changes to colors inside and out but the the wide plank wood floors, smart-efficient floor plan that makes use of every nook and cranny, exposed wood beams, and windows capturing the water view from every room remain just the same. My clients are already adding back in some of that fun and color that the original owners (who also owned our beloved paint store) used when they built it. I can’t wait to see what they do.

For the #1 spot this year we head over to the west side to one of my favorite roads on the island, Hansen Road, to the Christiansen House. Designed by engineer Jack Christiansen and architect Paul H. Kirk-two Modernist icons. Jack Christensen was also the original owner of this home built back in 1965. Truly a feast for the eyes, this time capsule of true mid-century design and engineering wonders was a delight to tour. It has been updated over the recent years, but the core MCM style is my favorite part, especially the large deck that feels like it is floating next to the home.
One of my favorite annual traditions is making this list. My lists are also a good way for buyers and shoppers to get a feel for our island, its homes, and me. If you want to take a closer look at all of my top ten lists in one place, visit here.
I am already curating my list for 2026. I look forward to seeing you out there on tours in real life!
